Obviously we’ll be talking about the “New Home” market and how the good folks in this benchmark Sonoma County building company are getting through this “market correction”. We’ll also be chatting up the recent appearance of the California Association of Realtors economist, Dr. Robert Kleinhenz here in Sonoma County. Here are some of his remarks:
- Last two market corrections we had in the late 70’s and late 80’s were Recession based. This correction, luckily, is NOT recession driven but is Affordability driven. More on this on the show.
- How long will this correction be? He is forecasting 1 to 3 years. This is predicated on interest rates, the shake-out in the mortagage industry.
- Interest rates lowered equal better affordability. For every 1% in lower interest rates this equates to 4% more in affodability. Right now our affordability in Sonoma County is hovering around 20%. This means only 20% of our citizens can afford to buy the median priced home based on their salaries/incomes!

Joe Pasquini’s NFL Update: Week Two!

After the start of the season with such a super week, feel only one way to go which is down. My safest prediction is that I will have more wrong by the start of the afternoon games then I did all of Week 1.
LAST WEEK: 14-2
SEASON: 14-2 87.5%
SAN FRANCISCO AT ST. LOUIS…This game revisits the most painful Niner loss to the 2006 season. Remember the 4th and a inch and the Niners settling for the field goal. This game has one of the best running back matchups that the NFL can offer: Gore vs. Jackson. Neither played in the preseason…neither did much in Game 1. Gore has some emotional baggage with the word of the death of his mother, so who know where his mind will be. Even though my brain has doubts, this game to close to call….so I will go with my heart and take the Niners.

14-2…I’m a little weary of that first week record. People will think I will know what I am talking about which I know better then that. The season goal is 70%…so good start for that. As for Week 1 chalk it up to a normal week in the NFL with no major surprises…Well except for one.
GREEN BAY WIN OVER PHILLY…When I made the pick I said “Just because the NFL World is a better place when Brett Favre has a win”. That was proven out on Sportscenter Sunday Night bragging about his performance. He was 23-42-for 206 yards and no offensive touchdowns and they were bragging over him like he won the game for them. The only reason they won is because the Eagles couldn’t field a punt to say their lives. Sometimes its better to be lucky then good. Speaking of..
NINERS…Obviously some luck involved with that winning touchdown drive. Maybe we saw the maturing of Alex Smith leading the march down the field. But that defense. WOW. Maybe it was because of the throwback jerseys they were wearing but they reminded me of the Ronnie Lott days. When I made that pick I said “I’m on my knees with this pick.” I guess that helped on the late fumble.
A QUESTION FOR RAIDER FANS…Would you of rather seen them go away when they were behind 17-0? Or get your hopes up like they did and die at the end? Either way a loss to the Lions, well enough said about that. Well almost enough….
BIGGEST DISAPPOINTMENT…Hearing the shocking news the Raider game was sold out. Was ready to watch the Bears-Charger game. The bright side…seeing the Raiders lose to the Lions made up for it some.
ONE OF MY MISSES…Was picking the Rams over the Panthers. I’ll be glad to take the Rams every week if it means they are going to lose. Hmmm they host the Niners this week. Decisions decisions…
