What Constitutes a Bedroom?? A buyer wants to know? Read on!
October 26th, 2007 . by Mike KellyIn the greatest state of California most bedrooms, by our various building departments, means having a closet. This might be specific to California as our homes are a little more “newer” than some of the states which first got into the union!!!!
I know many Eastern “bedrooms’ where built for an Armoire or free standing wardrobe. I’ve seen many homes in California built with septic systems where the “Den” has to be dimensionally smaller than the permitted bedrooms (8×8, 8×10′) but have also seen many very large “Utility rooms” which had beds and wardrobe closets/Armories!
If you have to go through one bedroom to get to another that usually won’t be counted by an appraiser regardless if it has it’s own window, closet, etc. We have the same issues with alleged “units”. Most definitions of a “unit” would have a bathroom plus cooking facilities. I’ve seen many an “illegal” unit where the cooking facility is the old “Pullman” kitchen set up. They can be unplugged and moved pretty quickly when an appraiser or city/county inspector comes a calling!! The “Pullman” kitchens are those units with self contained cooking unit/refrigerator and sink all in one.
