We are in a county of roughly 430,000 in Northern California and our local Realtor Association, as well as other independent and large franchises, have been running full page ads and appealing to the advertising folks at our local daily to speak with “editorial” about the profusion of articles on real estate, lending, and now appraisers. The advertsing folks have been very forthcoming and are volunteering free ad space for opinion pieces within the “real estate section”. The editorial folks have allowed letters to the editors from our ranks and a larger editorial by our President-elect here in Santa Rosa. Read the rest of this entry »

Who says there are NO 100% financing homes left in the marketplace? I ran a search this morning before the show and within Sonoma County we now have 812 Homes NOW AVAILABLE UNDER $417.000 which is the conforming loan rate. 100% financing IS available at or below the “conforming loan limit” of $417,000. Now if you add in the Wachovia Mortgage seller assistment progam of $25,000 FREE GRANT MONEY!! Those homes mushroom to 998!! If you have 10% down and can put this in addition to the conforming loan amount for a total purchase price of $458,700 (I’m being exact here!) YOU NOW CAN LOOK AT 1,117 HOMES!!

I think it all depends on what you are buying and where and who is presenting the offer. When you have a cash buyer you eliminate all sorts of testy situations one biggie being the appraisal. And in his market that is a real BIGGIE for the vast majority of properties on the market. That being said I’d STILL get an appraisal as you want to make sure what your offering isn’t over the market but a great Realtor should be able to supply with the same data of an appraiser. No law says you have to make the deal “contingent” ON an appraisal. You can back out of the deal during your due diligence phase. Read the rest of this entry »

When you buy a foreclosed property you had better check with your state to see what type of instrument you have: either a mortgage or trust deed. They differ in the foreclosure process and have different remedies for the foreclosed party. When consumers say a “foreclosed on” property they sometimes mistake a property “taken back” by the bank with a Notice of Default (NOD) filling. Do you know which it is? Read the rest of this entry »

Semi final time as Six Sonoma County teams still have a shot at that North Coast Section Championship. Between enjoying their Thanksgiving Day Turkey they will be practicing for the biggest games of their lives.
