How to get MORE activity to Sell your house in Sonoma County in Today’s very sluggish market!!

1. Open Houses during school drop off time and school pick-up time. (If you’re near a school).
2. Poll all other agents who have a similar priced home and ask THEM how their activity is.
3. Do a reverse prospecting function on the MLS to see who has a buyer in this price point.
4. Pull up every agent who has SOLD a property in your listings area for the past year. Send them an email or call.
5. Open Houses during the week. Twilight Open House when folks are coming home!
6. Craig’s List–run it under different headlines
7. Buyer incentive programs and get a big YELLOW SIGN out front separate from your 4Sale sign indicating buyer incentive, buy-down, closing costs, new spa, trip to Hawaii!
8. Increase Selling office brokerage fee or offer trip to someplace WARM!
9. Cooperative Broker’s Open House–have a progressive lunch, prize giveaway
10. Have a weekend broker’s open and hire a college kid to hold a big “dancing” open house sign on the busiest corner directing traffic to you!
11. Have your Seller write down everyone of their friends, relatives, acquaintances, co-workers, people they do business with and then send them an exclusive private showing Open House after work for a couple of hours–serve wine/goodies
12. This hear right her on Voices–have a non-profit art exhibit with the artists inviting all their clientele (if this is the right price point!)
13. Lower THE PRICE!!!
14. Buy DOWN the interest rate to 4% for two years.
15. Offer Owner Financing, 2nd or even UNSECURED notes (careful!).
16. Put as many photos in the MLS and on the net which they will allow. Consumers LOVE photos!!
17. Have the property Staged and get the Feng Shui Correct!
18. Have a group of top agents go through and give you a critique of the price,condition,terms, have them write this down. You volunteer to do the same for them!
19. Send out a press release that you have a very LONELY home for sale!! Hey, don’t knock it! Be cute!
20. Try an AUCTION! You can do one yourself!! They aren’t that hard. Cost a bit of money but you can negotiate with the seller and have them give you a bottom line you all can live with. You’d be amazed what folks will do in a bidding frenzy!!
