Very complicated disaster which we will discuss and instruct you how to avoid this terrible fate!

Winner of this week’s “A Christmas Story” quiz! What was the neighbors name and the kind of dog he owned?

We had Kathy of Santa Rosa correctly calll in and identify the the neighbor as “Bupkis” and his dogs–Blood Hounds! They were the bane of Ralphie’s Father! He had some very blue language when he spoke to his neighbor regarding the dogs constant off-lease activities. This activity resulted in the biggest Xmas Day atrocity to strike the family and espeically his Father’s most relished feast! The following scene after the dinner debacle takes place in a Chineese Restaurant! A be-heading takes place in this scene along with some distorted Holiday melodies!

Here are some more questions to consider for next week and this month. We are going to be drawing one lucky winner at the end of the month and they will recieve a “Major Award”!!

    1. What was Ralphie and his Dad doing when Ralphie uttered the infamous “F” bomb!?
    2. Where did Ralphies little brother hide all the time?
    3. What did his Mom drop in his Dad’s lap on Xmas morning?
    4. What WAS the major award–be very specific on this one!
    5. What was the neighbor’s name?
    6. What type of dogs did he own and what did they do that was so horrific on Xmas day!

   We now know what the new conforming loan limit will be for Sonoma county for 2009 . . . .its $520,950, up from $419,000.

  • Nov. job report was released today showing some of the worst numbers in decades.
  • Non-farm payrolls dropped 533,000 last month and was only the fourth time in 58 yrs that our economy lost over 500,000 jobs. 
  • The unemployment rate ticked to 6.7%, the highest since Oct of 1993.
  • Some talk of the government mandating FNMA and FHLMC buying more mortgage backed securites from lenders such as ourselves!
  • Due to all of the above rates to 4.5% or 4.75% distinctly possible but so far , just “talk”  still a great time to be a “buyer “!
  • Thank heaven for FHA loans with their flexibility in underwriting guidelines  . . .  they are about ½  of all the transactions going on .

 Our local market economist, Christopher Paul, brought to my attention yesterday that there were more Corona houses PUT UNDER CONTRACT than LISTED in the last 30 days.  That means, in the past 30 days, we have had a NEGATIVE month’s supply of inventory.

Why is that significant for you and your clients?
