So be aware of this scam which I’ve re-printed for your viewing pleasure. So let me understand this, I can make up to $850,000 just for helping this nice widow transfer some funds. I guess she’s never heard of the U.S. Banking System!! I’ll pass and I’m sure you will too!!

Whenever I hear the ranting of someone convinced the market is destiend for a 50-60% correction, I’m oft reminded we have late night TV info commercials out there for the sleep deprived. I figure they are not thinking very straight as they ARE sleep deprived and send away for the tapes, CD’s,Courses from the latest and greatest real estate “GURU”. Sleep deprivation makes them utter statements such as home prices will seek out “Historic norms” but give NO reference as to where this data originates or just what “norm” is! . But if you want to be a smart investor but wish the advice of a “Guru” choose the RIGHT GURU!

Shark Alert!! Investor’s who offer to buy a home for you or a home FROM YOU (could be your own home now facing foreclosure) with the idea of letting you “lease-back” the property for a specified period of time with an enticement promising you either a “First right of refusal” or “Lease Option” with downpayment coming from your rent and usually being 50% of your rental payment. Problem is you’ll never get the opportunity to buy. Read the scenario from the link provided. Very Scary!!

Is there a program out there where if you have bad credit an investor purchases your house for you and you?
make the house payments, you put a small down depending on the amount of the house, and have different options as which are similar to the homeowner?
My Answer:
Rachel, I just want to echo many of the concerns we in the profession have regarding your question. Because of your credit situation you may get short shrift from Realtors and Lenders. This may drive you to work in a vacuum with private investors who just LOVE folks like yourselves. Do me a big favor and don’t sign anything until you’ve run it by an attorney NOT of the investor’s choosing, but an attorney recommended by a consumer group. Don’t let the investor run the old scams by you stating if you don’t’ move quickly you’ll loose the deal, blah, blah, blah!! Read the rest of this entry »
